The historic areas of Lisbon - Baixa, Chiado and Avenida da Liberdade - are the most valued in the housing rehabilitation market, according to a study presented today. The document states that the average price offer integrated apartments in rehabilitation projects located in this area are the highest in the city, reaching 6,089 euros / m², a value that is between 18% and 38% higher than in other areas where there are products like.
Noting that Lisbon is assumed today as one of the preferred destinations for investors who want to invest in rehabilitation, particularly in the housing sector, the paper presents an analysis of the resulting housing supply urban rehabilitation projects in the capital, in addition to integrating a legal analysis of this sector. In total, the study "Urban Rehabilitation for Residential Use in Lisbon" analyzes a sample of 775 apartments built in urban renewal projects located in four areas of cities, noting that most of this offer are T2 and T3, that most of the projects are already in construction and that about 50% of the units are already marketed.
As expected, the Baixa / Chiado and Liberty Avenue is also the one that concentrates most of the projects under development, bringing together 67% of the rehabilitated apartments. The average price asking the apartments located here has appreciated by 18% compared to the second most expensive area of the city for this type of products, including the New Avenues, where the average price is 5,174 euros / m² and where it is concentrated 14% of the offer. Given the area of Streams / St Vincent / Penha de França (11% of rehabilitated housing supply), the difference in asking price is 35%, compared with the average offer here found of 4,507 euros / m². The study also states that the area of Star / Campo de Ourique, the cheapest, has a similar average to the latter (4,414 euros / m²), with the largest gap against the most valued area (38%).
